The terrain here doesn’t drain itself. We consistently see negative grading around foundations, improper slope away from the home, and water intrusion that’s been quietly working its way into crawl spaces and basements for years. It doesn’t always look dramatic, but it matters.

Fast-Built Subdivisions Cut Corners

Canton’s growth years attracted a lot of volume builders under pressure to deliver. We find issues in homes from that era on a regular basis: insulation gaps, improperly sized HVAC, and rough grading that never got corrected. Age doesn’t guarantee problems, but it doesn’t preclude them either.

New Construction Needs Inspecting Too

Newer doesn’t mean better. Production builders work on tight timelines with rotating subcontractor crews, and quality control varies. Missing vapor barriers, improper flashing, and HVAC commissioning issues show up in brand-new Canton homes more often than buyers expect.

A typical home in the 1,800 to 2,500 square foot range takes about 2.5 to 3.5 hours for the inspection, followed by a 30-minute walkthrough. Add time for larger homes, finished basements, multiple outbuildings, or older properties with more complex systems. Plan to be there for the walkthrough at minimum; earlier if you can swing it.

Especially in a renovated home. A fresh renovation tells you what someone wanted you to see. It doesn’t tell you what they did behind the walls, whether the electrical was updated to code, whether the plumbing changes were permitted, or what condition the structure is in underneath the new finishes. Renovations can conceal deferred maintenance just as easily as they can fix it. We’ve seen both.
