Yes, if you can make it, absolutely be there. You don’t need to follow your inspector around the whole time, but being there for the final walkthrough is invaluable. Seeing issues firsthand and asking questions in real-time gives you a much better grasp of the home’s condition than reading a report in your car later.
We inspect every accessible area of the home:
- The roof, including gutters and the exterior
- Foundation
- Basement or crawl space
- Electrical panels and visible wiring
- Plumbing fixtures, such as water heaters and visible drain lines
- HVAC systems, along with insulation and ventilation

For a typical home, let’s say 1,800 to 2,500 sq. ft., plan on 2.5 to 3.5 hours for the inspection itself, plus another thirty minutes for the walkthrough. Larger homes, homes with finished basements, and homes with multiple HVAC systems or detached structures will run longer.
